At present no apart from asbestos. However some hazardous materials such as paint, noxious chemicals, solvents and medical waste require additional costs to dispose of which we will happily discuss subject to requirements.

Can I get items back?
We understand a house clearance involves making tough decisions when letting things go, it's possible sometimes to retrieve items once they have gone to the charity.
If the items have been disposed of at the tip then it's unlikely we can get them back, for health and safety reasons.
Can you clean the property once its been cleared?
We always sweep the property through as a matter of course. However if you want the property to be more thoroughly cleaned, we provide a variety of options, from hovering and wiping down to a full spring clean service.
Can you clear everything?
Can you clear kitchen appliances?
YES We can disconnect and clear free standing appliances e.g Fridges, Freezers, Dishwashers Washing Machines etc. If they cant be safely disconnected (water flow not turned off) then you will need to arrange for a plumber to disconnect at a later date.
ALL GAS COOKERS will need to be disconnected before the clearance, our recommendation is that you use a Gas Safe / Corgi Engineer.
ALL HARD WIRED Appliances (not using conventional plug) will need to be disconnected by a qualified electrician.

Do you need to come out to the property prior to clearing it?
Not always we can do video consultations but it is preferred so we get the right information and pricing for you.
Do you offer a pre-moving survey before quoting a house removal or moving job?
Yes. We can do this either remotely via video call or in person if you wish. The sign of a professional, experienced and cost-effective house removal man with a van is that they will offer pre-move survey which involves the person visiting your home or video surveying before the removal date to gauge the size and weight of your goods. It is essential so that we know the size and type of van required for the job and whether any extra manpower is likely to be needed. A pre-move survey is more likely to make the move go successfully and smoothly.

How Long Does a House Clearance Take?
This can depend on the size of the house and the types of objects that we will be clearing. As a rough guide a Small house will take anywhere between 1/2 a day to 2 days to clear
How do you work out the price for a clearance?
There are three factors that influence the cost. 1. The labour required. 2. The cost of disposal and recycling of the items cleared. 3. The resale value of the items to be cleared. How much notice do you need?

What happens if there is more or less stuff in the house than we estimated?
For a variety of reasons the size of the clearance can be changed right up to the last minute. We understand this and simply adjust the price accordingly. We will check and assess on arrival.
What happens prior to the house clearance?
We take photos and catalogue the property prior to any work being started. Wrap anything that is valuable and prepare the property for clearance including recyclable and reusable items being removed first

Antiques, art, collectables and high quality designer furniture are the items that have enough resale value to offset against the costs of clearance.
We do make sure good quality second hand furniture finds a home, but it usually doesn’t have much value. We are however very happy to give advice on how to sell secondhand furniture in cases where we think someone else may pay more than we will. We will also help you get it reused by recommending local free-cycle initiatives.

Why can’t you give me an exact price over the phone?
Until we can assess exactly how long the job will take, what if any residual value there is, and what our recycling / disposal costs are going to be we can’t give a precise quote. We give estimates over the phone. Because we have over 5 years experience in pricing up clearance jobs, we are accurate with our estimations 95 % of the time. In the unlikely event the actual quote is increased once we have assessed the job on site, there is no obligation on your part to instruct us to carry out the work.
